| New appliances in a kitchen are almost always a good idea when selling a home. The kitchen is the heart of the home and one of the most important rooms in the decision making process for buyers. We recommend looking at your kitchen with a critical eye and working with Staged to Sell to assess the need for updates and improvements. Often it's as simple as cleaning grout, clearing the counters and cabinets and/or replacing hardware. Sometimes it may include painting the cabinets, replacing the flooring or counter tops. We use our experience to make the proper suggestions that will assure your property sells no matter what the market. | Paint makes such an impact in a home and it is one of the most inexpensive improvements you can make. Dated kitchens, especially cabinets, will kill the sale of a home. Paint and some new hardware can breathe new life into a kitchen and the cost is minimal compared to the impact it makes. The following are just a few of our clients' transformations. |

Each room has a focal point. When selling your home it's the stager's job to identify that focal point and highlight it as a positive feature of the home. If a room has no focal point then it is our job to create one. Often the focal point that is there is dated and unappealing. In this case, we make recommendations that will turn an eye sore that will hurt the salability of a home into a beautiful updated feature.

| Paint |

| In Occupied Homes we can often create interest with just a can of paint and some furnishings that we have borrowed from other areas of the homeowner's home. This home was on the market for four months with a different Realtor who had already had it staged (see before photo). Staged to Sell came in and added a few items, moved some items around, and painted the foyer wall this gorgeous red. All of the furnishings in this photo were borrowed from another area of the home. The house went back on the market and sold within the week. As part of Staged to Sell's service, we provide color consultation for a pallet that will work with the home's designs and furnishings and help get it sold. |

| When selling your home it's important to look with an impartial and critical eye at your property. Often clients have chosen fixtures, wallpaper or flooring for a home that they simply love and can't bear the thought of changing. While the right wallpaper on an accent wall that is contemporary and interesting can be a positive in a home for living, when selling it must be removed. Wallpaper tends to be a very personal choice and when selling we are creating a more neutral environment while enhancing warm colors and design elements. Selling doesn't mean beige, but it does mean neutralizing strong patterns and tired elements that date the home and will distract buyers. Once the wallpaper is removed Staged to Sell will provide recommended paint colors that will help sell the home. |

| Fixtures |

| Fixtures are often one of the easiest and least expensive fixes in a home. They make a big impact especially over dining tables, in foyers and over bathroom mirrors. Today's home improvement stores carry a wide range of fixtures at competitive prices and many homeowners can do this simple change out themselves. If not, Staged to Sell will assist the homeowner with changing the light fixtures as recommended in the report. We can work with the homeowner's budget in selecting the appropriate light fixture and arrange for the proper sub-contractor to install the unit prior to staging day. |

Liquid Stainless Steel
Need to update your kitchen to sell but don't have the money for Stainless Steel? Try Thomas' Liquid Stainless Steel. It may be applied right on top of many of the appliances you have now to give them a fresh and updated look.
Countertop Paint
Dated counter tops and no time or money for Granite? Try Giani Granite Paint for counter tops. A completely new look to help sell your property without a complete remodel.
Howard's Restore
Have wood that is faded and has lost it's luster? Howard's Restore may be purchased at your local hardware store. Follow directions (many colors to choose from) and apply with steel wool. Your woodwork will come alive and look like new.
Grout Cleaner
The Grout Doctor can do wonders on your tile counter tops and bath tubs, but if you need just a quick refresher try Softscrub with Bleach. Pour it on the grout lines and wait 30 minutes until it hardens. Then use a soft brush and clean away years of dingy looking grout in no time.
